Welcome to something I’ve been working on for the past few months behind the scenes. These charts are being published for two main reasons: first, to give potential investors in the Poconos insight into the current market trends; and second, to help current short-term rental (STR) owners assess how their properties are performing relative to the market.
However, I want to make it clear that these charts are not financial advice, and I encourage everyone to do their own due diligence. The data presented here are averages, which means they reflect the middle point of various data factors. For example, if one house earns $100K, another $50K, and another $25K, the average would be $58K. This means there are properties earning both above and below this number.
Below, you’ll find a variety of charts that I believe will serve as a helpful resource for you, just like many other tools out there.
At the top is a list of what each group consists of: (Please note if a house was the only 1 that would fit into a group, I combined it with a similar group. Example, I have 1 house that fits into Group 1, but its not a good representation for that group so its part of Group 2.)
