Comfortable Living Spaces
The heart of the home features a cozy living room with a sectional sofa, loveseat, electric fireplace, and a 55″ Smart TV, perfect for movie nights or unwinding after a full day of adventure. The fully equipped kitchen includes an electric stove, dishwasher, Keurig Duo coffee maker, blender, toaster, and a fully stocked coffee station. Gather everyone around the expandable dining table for meals and memories.
Bedrooms & Game Room
Sleep comfortably with four well-appointed sleeping areas: Bedroom 1 features a queen bed with a Smart TV and desk; Bedroom 2 offers a king bed, twin trundle, and private balcony; Bedroom 3 has a queen bed and twin trundle; and a bonus bunk area sleeps additional guests with two twin-over-twin bunk beds. When it’s time to play, head down to the game room featuring pool, ping pong, air hockey, foosball, darts, board games, a sectional, bean bags, and a 65″ Smart TV.
Outdoor Oasis & Practical Perks
Step outside to your private deck complete with lounging couches, a picnic table, propane grill, hot tub, and fire pit, ideal for starlit evenings and weekend cookouts. The driveway accommodates up to 6 cars, so there’s plenty of room for the whole crew. Guests also enjoy high-speed 1.2 GB WiFi, Smart TVs throughout, and keyless Smart Lock entry for a seamless, stress-free stay.

Guests will have the whole house to themselves during their stay except 1 Utility Closet and the Garage.
AMENETIES(based on season) :
For an additional fee, the community provides an access to various activities and amenities – pools, tennis courts, basketball courts, fishing.

The pool hours are 11:00 am – 7:00 pm.
Passes can be purchased directly from the Association Office Monday through Saturday, from 10 am to 4 pm.

After your booking is confirmed we will send you a form to fill out that we have to submit to our community.
In winter months we strongly recommend for you to have a vehicle with All Wheel Drive or 4×4 available. While there is mostly paved roads to the house there is 2 gravel roadways right before our house plus our driveway is a gravel driveway. There is a chance for lots of snow to fall and having AWD or 4×4 will help you greatly.
Any booking of 5 days or more qualifies for 10% off their nightly rate which will be applied automatically.
Hot Tub Disclaimer:
No kids should be in the hot tub without adult supervision. No kids under 5 should be in the hot tub at all.
No drinking in the hot tub.
We do our best to ensure the hot tub is properly maintained and serviced regularly so its operational for each guest. In the event the hot tub unable to be used during your stay because of a mechanical issue, if we cannot get it repaired within 24 hours of initially finding out its broken, we will only refund $100 a night for any nights it was unable to be used.
* Please treat our house as your own. If you wouldn’t do it there, don’t do it here.
* Dogs: We will allow up to 3 dogs to stay the fees are the following: $25 per stay per dog and $100 additional pet cleaning fee. This will be collected after your reservation is booked through the app. We ask that you keep dogs off the human beds and couches.
* No parties
* Quiet Hours 8PM-8AM
* Groups of 25 year old or younger prohibited
* 12 Overnight guests in total are allowed as per our communities rules (including children). No other guests are allowed. If it is found that there are more then 12 overnight guests staying it will immediately terminate your stay and all guests will be removed with no refund.
* No smoking Inside – evidence of smoking will result in loss of deposit ($750).
* No House or Scented Candles (Birthday Candles are ok)
* ABSOLUTLY NO GLITTER!
* Renters are responsible to take all garbage out to the community compactors, there is to be no garbage left behind in bags or bins. If there is garbage left behind there is an additional $150 garbage removal charge that will be applied for removing the garbage from the house.
* Use of grill requires grill to be maintained and cleaned throughout and after use
* Use of fire pit requires fire pit to be completely extinguished after use, cover put back on, fire porker, skewers, and chairs put back in their original location.
*Guests must follow all rules within the community. Major ones; NO FIREWORKS, no feeding animals, obey the speed limit (25MPH).
* If any fines or tickets are issued from our community during your stay for not following the rules or traffic laws, we will send a request to collect the fine to you, the primary renter through Airbnb immediately upon us receiving a fine or ticket. This also applies for any guest part of your reservation including overnight and daytime guests. The primary renter will be responsible for sending the fine amount to us directly, we will not accept payments from any other member of your party. Failure to pay within 48 hours of our request will result in $50 additional fee.
*ACTS OF GOD: We will not refund, reimburse, or adjust any reservation or nightly rate for any acts of god that would impact any utilities for less then 24 hours including, Power, Water, Heat, or Internet. In the event an outage takes place for longer then 24 hours we will handle it on a case by case basis. Please note our house is located in the mountains and while it is in a community with other homes we are not immune from “Acts of God”
“Acts of Gods” include but not limited to Rain, Snow, Ice, Lightning, Wind, Extreme Heat, Extreme Cold, Earthquakes and/or other things out of our control.
*We will not refund, reimburse, or adjust any reservation or nightly rate for any acts of god that would impact your travel to or from our house.

Check out is at 11AM, additional fees may apply if you check out later then 11am. Guests are responsible for the following items before checking out.
+Put cover on hot tub and make sure latches are properly secured.
+Put back all items and furniture to their original locations (including outdoor furniture or items)
+There is to be no dirty dishes left in the sink. You can start a load in the dishwasher before you leave and we will put them away.
+Take all garbage and recycling to compactors about 10 mins away.
+Close and lock all windows and exterior doors
+Turn off all lights, ceiling fans, AC’s, and other electrical devices.
