As you step inside, you’ll be greeted by a warm and inviting open-concept living area, featuring a large picture window that overlooks the backyard. In the fall and winter months, the lake views are simply magical. Relax in the living room on comfortable seating while enjoying your favorite shows on the smart TV. The living space flows seamlessly into the dining area and fully equipped kitchen, making it the perfect place to gather with family and friends. The adjacent laundry room provides added convenience for longer stays.
Step out from the dining room onto the covered deck where you can enjoy your meals al fresco, or simply unwind with a morning coffee while taking in the serene surroundings. The deck is equipped with comfortable seating, a gas grill for those evening BBQs, and a relaxing hot tub that’s perfect for soaking under the stars after a day of exploring the nearby nature trails or skiing.
The cabin boasts three well-appointed bedrooms down the hallway from the living room. Two of the bedrooms feature luxurious king beds, with one offering its own ensuite bathroom for added privacy. The third bedroom has a cozy queen bed, making it ideal for couples or kids. There is also a shared bathroom in the hallway, providing ample space for all guests.
For some fun and entertainment, head downstairs to the spacious basement. Here, you’ll find a pool table, a second smart TV for movie nights or gaming, and two full bunk beds, making it a great space for kids or additional guests to spread out. Whether you’re looking to challenge someone to a game of pool or enjoy some downtime watching a movie, this room has something for everyone.
Outside, you’ll find a cozy fire pit area with seating where you can gather around for s’mores and storytelling. There is also a small shed next to the butterfly garden that offers extra seating, providing a peaceful spot to relax and enjoy the sights and sounds of nature. ◆◆◆Staying in the Pocono Mountains◆◆◆
If this is your first time visiting the Poconos, we want to ensure you understand what staying in the mountains entails. This house is nestled in the mountains, surrounded by trees and nature. As a result, you may encounter wildlife, as this is their home and we are merely guests. Wildlife may include flying insects, spiders, ants, squirrels, flying squirrels, mice, foxes, raccoons, opossums, skunks, snakes, turtles, coyotes, and black bears. Smaller creatures and insects can occasionally find their way inside depending on the outside conditions. We have monthly exterminator visits to minimize this, but being in the mountains, anything is possible.
Additionally, please note that the mountain infrastructure differs from that of the city. Small wind or rain storms can occasionally cause power or internet outages in specific areas, including our home. Power outages may affect the water supply as we are on wells and the well pumps need power to work. Usually, these outages are restored within 8-10 hours, which is a quick turnaround given the weather conditions. For outages lasting less than 24 hours, no refund or compensation will be provided. For outages exceeding 24 hours, compensation will be issued on a case-by-case basis.
Lastly, please be aware that extreme heat or cold waves can put stress on the house’s heating or cooling systems, and these systems may struggle to keep up during very high or very low temperatures.
◆◆◆Summer Bookings◆◆◆
During Memorial Day weekend through Labor Day weekend, this is our busiest season. Check-in time is at 5 PM, and early check-in is nearly impossible. If we can accommodate an early check-in, the earliest would be 3 PM. If you need to arrive earlier than 3 PM, we recommend booking the day before to ensure you can arrive any time on your desired day.

During winter months, it is highly recommended to have a vehicle with All-Wheel Drive (AWD) or 4×4 capabilities due to potential heavy snowfall.
◆◆◆Supplies◆◆◆
We provide a starter pack of household essentials (paper towels, toilet paper, garbage bags, dish detergent). If the property includes a dishwasher, washer, and dryer, we also provide cleaning agents for those. Guests staying for longer durations or with larger groups should bring additional supplies. Personal toiletries (shampoo, conditioner, body wash), q-tips, deodorants, or other personal care products are not provided.
The house includes cooking ware (pots, pans, plates, utensils, baking dishes), but guests need to bring personal grocery items (seasonings, flour, sugar).
◆◆◆Pet Rules◆◆◆
If you are bringing your pet during your stay, please be aware of the following rules:
Pet Fee: We will allow up to 3 pets to stay the fees are the following: $25 per stay per pet and $100 additional pet cleaning fee. This will be collected after your reservation is booked through the app.
Keep Dogs Leashed: Dogs must be leashed at all times while outside. The mountain area is home to various wildlife, including bears, foxes, coyotes, other dogs (wild or loose), skunks, raccoons, and snakes. Keeping your dog on a leash is essential for its safety, as encounters with these animals can be dangerous.
No Overnight Outdoor Stays: Do not leave your dog outside overnight. Unless your dog is a livestock guardian dog, it may become prey for bears or other wildlife.
Clean Up After Your Dog: Please pick up after your dog when it goes potty. Other families, including those with small children, stay at our home and do not want to step in it.
Keep Pets Off Furniture: Please keep pets off human furniture.
◆◆◆Hot Tub Disclaimer:◆◆◆
Use of the hot tub is at your own risk. Guests must follow all posted rules and guidelines. Children under 16 must be supervised at all times. For health and safety reasons, do not use the hot tub if you are pregnant, under the influence of alcohol or drugs, or have certain medical conditions. Please shower before use, and avoid using lotions or oils that may affect water quality. We regularly maintain and clean the hot tub, but cannot guarantee chemical sensitivities or allergies. By booking this property, you acknowledge and accept all risks associated with hot tub use.
◆◆◆Fire Ban Disclaimer:◆◆◆
Please note that outdoor fires may be restricted during local fire bans, which can be enacted at any time due to weather conditions such as high winds or dry spells without notice. Guests are responsible for checking current fire regulations and adhering to all posted signage during their stay. During an active fire ban, use of the fire pit, outdoor fireplace, or any open flame is strictly prohibited. Violations may result in fines and immediate cancellation of your reservation without refund. We appreciate your cooperation in keeping the area safe from wildfire risks.

◆Q. Can you check in early or check out late?
A. Early check-in or late check-out possibility is determined the day before arrival. If granted, early check-in is at 3 PM, and late check-out is at 1 PM at no cost. For earlier arrival or later departure, a $75 fee per 2 hours applies. Booking the day before or after your desired stay ensures the ability to check in early or check out late.
◆Q. Do you offer any discounts or additional discounts?
A. Our listed price is the best available.
◆Q. Do you supply firewood?
A. No, firewood is not supplied and must be purchased by guests.
◆Q. What’s the latest we can check in?
A. Check-in is anytime after 5 PM, with no cutoff time.
◆Q. Do we have to bring propane to use the grill?
A. No, propane is provided. If it’s not hooked up to the main house propane, A canister is attached to the grill, with a spare available on the property.
◆Q. Do I need to bring sheets or towels?
A. All beds will be made with linens prior to check-in. Bath towels are provided for the number of guests in your reservation up to the max guest count allowed in the house.
◆ Q: Is the internet/Wi-Fi reliable enough for working from home, including video calls?
A: Yes, the property has high-speed internet that supports streaming, video calls, and remote work.
◆ Q: Can the property be used for filming commercials or as a production location?
A: Use of the property for commercial filming or production purposes is considered on a case-by-case basis. If approved, there is a minimum additional fee of $1,000 on top of the standard rental cost. Please contact us in advance with details about your project for consideration.
◆ Q: Can we have visitors at the property?
A: The maximum number of guests allowed is based on our permit and is listed in the property description. If you plan to have daytime visitors that would temporarily increase the number of people at the property, you must inform us in advance. However, please note that we do not allow large gatherings or excessive visitors. For example, if the permitted guest count is 8, you cannot invite an additional 12 people to bring the total to 20—even if they are just visiting for the day.
Unfortunately, the house next door experienced a fire, and it’s taking some time for the insurance process to allow for rebuilding. As a result, there is a burned structure next door for the foreseeable future. Thankfully, no one was injured in the incident and our house was unaffected.
Guests will have the whole house to themselves during their stay except a portion of unfinished basement and 2 closests.
* Please note that our property is situated within a gated community with mandatory guest registration. To ensure compliance, all required documentation must be submitted at least four days before check-in. Failure to do so will incur a $100 late fee, applicable even if the booking is made within the four-day window preceding check-in. The registration form includes details such as names, mailing addresses, ages, and vehicle information for all guests attending the stay.
* Please treat our house as your own. If you wouldn’t do it there, don’t do it here.
* No firing of weapons including bb guns, paint ball guns, bow and arrows on the property.
* Dogs: We will allow up to 3 dogs to stay the fees are the following: $25 per 4 days per dog and $100 additional pet cleaning fee. This will be collected after your reservation is booked through the app. We ask that you keep dogs off the human beds and couches.

* Use of hot tub is at your own risk.

* 12 Overnight guests in total are allowed as per our communities rules (including children). You will be allowed up to 4 daytime guests that can visit during the day. If it is found that there are more then 12 overnight guests staying it will immediately terminate your stay and all guests will be removed with no refund.
* No smoking Inside – evidence of smoking will result in loss of deposit ($500).
* No House or Scented Candles (Birthday Candles are ok)
* ABSOLUTLY NO GLITTER!
* Renters are responsible to take all garbage out to the community compactors, there is to be no garbage left behind in bags or bins. If there is garbage left behind there is an additional $150 garbage removal charge that will be applied for removing the garbage from the house.
* Use of grill requires grill to be maintained and cleaned throughout and after use
* Use of fire pit requires fire pit to be completely extinguished after use, cover put back on, fire porker, skewers, and chairs put back in their original location.
*Guests must follow all rules within the community. Guests will receive a packet when they check-in with all the community’s rules. Major ones; NO FIREWORKS, no feeding animals, obey the speed limit (25MPH).
*ACTS OF GOD: We will not refund, reimburse, or adjust any reservation or nightly rate for any acts of god that would impact any utilities for less then 24 hours including, Power, Water, Heat, or Internet. In the event an outage takes place for longer then 24 hours we will handle it on a case by case basis. Please note our house is located in the mountains and while it is in a community with other homes we are not immune from “Acts of God”
“Acts of Gods” include but not limited to Rain, Snow, Ice, Lightning, Wind, Extreme Heat, Extreme Cold, Earthquakes and/or other things out of our control.
*We will not refund, reimburse, or adjust any reservation or nightly rate for any acts of god that would impact your travel to or from out house.

Check out is at 11AM, failure to leave by 11am will result in a $250 late check out fee.
Guests are responsible for the following items before checking out.
+Put back all items and furniture to their original locations (including outdoor furniture or items)
+There is to be no dirty dishes left in the sink. You can start a load in the dishwasher before you leave and we will put them away.
+Put all garbage in garbage bins.
+Close and lock all windows and exterior doors
+Turn off all lights, ceiling fans, and other electrical devices.
