The king master ensuite bedroom is located on the second level loft with a private bath, and although it is open to the family room/kitchen below, it still provides ample privacy. The second bedroom on the main level offers a king bed, nightstands, and access to the shared bathroom on the first floor. The fully equipped kitchen offers stainless steel appliances, custom cabinets, and a full-size refrigerator, providing plenty of space to store your family's favorite groceries. Wake up in the morning to the smell of freshly brewed coffee from our unique coffee station, which allows you to make your very own barista style coffee. The kitchen also includes a microwave, toaster, blender, and other kitchen gadgets, and a whisper-quiet dishwasher makes cleaning up a breeze. The cabin features indoor and outdoor lounge areas so everyone can relax in comfort. Our cabin is conveniently located just a short drive from local grocery stores, retail shops, and some of Poconos' most popular attractions. Designed with traveling families in mind, this five-star adventure cabin is the best way to experience the Poconos. Please note that while we are a ranch-style property, there is no livestock currently on the premises. This house is nestled in the mountains, surrounded by trees and nature. As a result, you may encounter wildlife, as this is their home and we are merely guests. Wildlife may include flying insects, spiders, ants, squirrels, flying squirrels, mice, foxes, raccoons, opossums, skunks, snakes, turtles, coyotes, and black bears. Smaller creatures and insects can occasionally find their way inside depending on the outside conditions. We have monthly exterminator visits to minimize this, but being in the mountains, anything is possible. Additionally, please note that the mountain infrastructure differs from that of the city. Small wind or rain storms can occasionally cause power or internet outages in specific areas, including our home. Power outages may affect the water supply as we are on wells and the well pumps need power to work. Usually, these outages are restored within 8-10 hours, which is a quick turnaround given the weather conditions. For outages lasting less than 24 hours, no refund or compensation will be provided. For outages exceeding 24 hours, compensation will be issued on a case-by-case basis. Lastly, please be aware that extreme heat or cold waves can put stress on the house's heating or cooling systems, and these systems may struggle to keep up during very high or very low temperatures. ◆◆◆Summer Bookings◆◆◆ During Memorial Day weekend through Labor Day weekend, this is our busiest season. Check-in time is at 5 PM, and early check-in is nearly impossible. If we can accommodate an early check-in, the earliest would be 3 PM. If you need to arrive earlier than 3 PM, we recommend booking the day before to ensure you can arrive any time on your desired day. ◆◆◆Winter Bookings◆◆◆ During winter months, it is highly recommended to have a vehicle with All-Wheel Drive (AWD) or 4x4 capabilities due to potential heavy snowfall. ◆◆◆Supplies◆◆◆ We provide a starter pack of household essentials (paper towels, toilet paper, garbage bags, dish detergent). If the property includes a dishwasher, washer, and dryer, we also provide cleaning agents for those. Guests staying for longer durations or with larger groups should bring additional supplies. Personal toiletries (shampoo, conditioner, body wash), q-tips, deodorants, or other personal care products are not provided. The house includes cooking ware (pots, pans, plates, utensils, baking dishes), but guests need to bring personal grocery items (seasonings, flour, sugar). ◆◆◆Pet Rules◆◆◆ If you are bringing your pet during your stay, please be aware of the following rules: Pet Fee: We will allow up to 3 pets to stay the fees are the following: $25 per stay per pet and $100 additional pet cleaning fee. This will be collected after your reservation is booked through the app. Keep Dogs Leashed: Dogs must be leashed at all times while outside. The mountain area is home to various wildlife, including bears, foxes, coyotes, other dogs (wild or loose), skunks, raccoons, and snakes. Keeping your dog on a leash is essential for its safety, as encounters with these animals can be dangerous. No Overnight Outdoor Stays: Do not leave your dog outside overnight. Unless your dog is a livestock guardian dog, it may become prey for bears or other wildlife. Clean Up After Your Dog: Please pick up after your dog when it goes potty. Other families, including those with small children, stay at our home and do not want to step in it. Keep Pets Off Furniture: Please keep pets off human furniture. ◆◆◆Hot Tub Disclaimer:◆◆◆ Use of the hot tub is at your own risk. Guests must follow all posted rules and guidelines. Children under 16 must be supervised at all times. For health and safety reasons, do not use the hot tub if you are pregnant, under the influence of alcohol or drugs, or have certain medical conditions. Please shower before use, and avoid using lotions or oils that may affect water quality. We regularly maintain and clean the hot tub, but cannot guarantee chemical sensitivities or allergies. By booking this property, you acknowledge and accept all risks associated with hot tub use. ◆◆◆Fire Ban Disclaimer:◆◆◆ Please note that outdoor fires may be restricted during local fire bans, which can be enacted at any time due to weather conditions such as high winds or dry spells without notice.
